@Nolan Peralta I don't know California law, but I highly recommend finding a landlord/eviction attorney immediately and engaging them, and asking them the next steps to take.

The landlord wins the eviction. 

One of the most fundamental rights that a tenant cannot waive is the landlord's obligation to terminate tenancies through due process.

(Mass Govt should be giving experienced landlords (5 years operating with at least one unit at profit as a buy and hold) zero down loans to house these people (in areas they currently live in--so they can stay close to friends and family), and free money to fix up the Brockton type area homes to modern standards inside. 

This is hurting the local landlord as they have to compete with those incentives.
