I'll have to do some deeper investigating on all the tools this site has to offer.  

After further investigation, the lender was unable to provide a 203K loan.

They take a little bit as usually a site visit is required before approving your account to pull so they can investigate your use, storage and disposal procedures.  

Will need to investigate this arrangement further.
