Not sure her “design” fee or what was spent on travel. 

Purchasing a new primary and turning my current house into a rental and looking to hire a PM but some of the fee's seem high. 1 quote - 100% 1st/month rent if i self-manager, or 75% 1st/mo rent and 10%/mo for PM to manage.Again, im new to this but from reading and talking to people there is a typical finders fee ~1000$ and 10%/mo rent if the PM manages. 

If what you say is true, I know my base fee would be roughly half or a third of that for your situation if that helps to give you perspective.To speak to the other posts in reply to mine, I appreciate the clarification.

With IoT monitoring everything I could have theoretically been charged a late check out fee.

I equate it to installing a garage door opener.  

If the higher end rent prices on comparable units take an extra month to fill the vacancy and also the tenant stays 1-2 years instead of 3-4 years on average those landlord make LESS income charging that rental price ESPECIALLY if they pay a PM a placement fee upon turnover on top.

ATM business mainly makes money from the transaction fee.

I was going to have that installed.
