Jim, Haha D4D is rather time consuming I would say I spent about 6 hours the other day and got what I call "LEADS" haha but I would say out of the 200 or so leads there's 8 potential gems you know.... the ones with boards on the windows and tarp on the roof kind of ones.

If you can find a gem in a hot market you can get quick appreciation and refi opportunities, you just have to know where to look or who to have looking for you.
