Hi John-Thanks for sharing this list of Top 10 Real Estate Markets for Cash Flow in 2024.I too found it interesting to see Flint, MI on the list but as a graduate of the University of Michigan-Flint and Mott Community College in Flint and I am back there often enough to say Flint has done a lot to develop itself and a lot of money has been poured into Flint after the water crisis.I say good for Flint.

My parents live in the Katy neighborhood.It is very safe and from what I understand, has a good school system.A lot of the homes are 'newer builds' since it is still a relatively new neighborhood.You are also in downtown houston in about 30 minutes during non-rush hour times using the I-10 highway.I don't think you can get the 1% rule anymore in the area but close to it.Since the homes are newerish, hopefully the property won't have too much renovation / repair costs.Best of luck

These small outskirt cities may develop excellent school districts(like cary in NC) but the industry growth plus school is rare.

I've also kept an Indianapolis suburban home in a great area with highly ranked schools - my property taxes have gone up significantly but I'm still about $110 CF.
