The good news is that Fannie Mae and Freddie Mac recently relaxed underwriting guidelines to allow for it.i recommend checking out Freddie Mac's Home Possible and Fannie Mae's HomeReady program.Outside of that, working with a mortgage broker can also help you shop around for lenders that allow for boarder income.Good luck!

I have also heard this works better in luxury properties since that type of guest doesn't want to go shopping etc., but the average person would just do it on their own.

I would shop this out with a broker that could save you some money in the long term depending on how you are planning on keeping the property.

You win because you're not losing out on rent and still getting good tenants, the tenants win because they get discounts, and the community wins because the people were proud to live there and help out the local economy.If I ever decide to get into big apartment complex investing I'd probably do something similar to this rather than giving discounts on rent or gifts or anything like that.
