I am an avid architectural history buff with focus on the Arts and Crafts period from the early 20th century.

I understand the concern, and will gently mention that there is always recourse if the tenant just so happens to flake out on their rent because of the messaging from the government. 

I warned him that it now had an alarm.The following afternoon, I got a call from the detective: he had walked around the property, found a potential easy point of entry - the back door - and gently pushed it.

So that was true and they did not.. the issue is as you describe instead of a gentle easing into rates normalizing with slow methodical raises you have the shock factor and it has shocked the market there is NO doubt about that at least in certain markets and for sure for new construction SFR's  Sales are still happening but its nowhere near a normal pace.
