The inspection will fail for serious items like dead battery in a smoke detector or trivial items like missing 1 screw on a outlet or switch cover plate.Faill the inspection and they will advise the tenant to move out!

I like the pre fab awning idea, and the walkway definitely needs some work to make it all look more symmetrical, I didnt even consider the lawn other than adding some flowers/bushes.

There were many original outlets that had been changed to regular 3 wire outlets, but of course had no ground since there was no wire for it.

I'm evaluating a potential deal in San Diego and the property has a ~600 sqft addition to the house which the listing agent says may not be permitted; the agent was of no further help, didn't even offer to find out for me.The construction of the addition itself looks good - it has insulated walls, electrical outlets every 6 feet, minimum 7' height, etc...
