To answer the first big question in your post — single family vs multi-family — I am firmly in the multi-family camp.

Pretty sure OHFA DPA allows for multi family.

My wife and I purchased our first home, a multi family, to house hack in late 2024.

Similarly, 73170 is in a growing area with good schools and strong community appeal, making it attractive for both renters and families looking to buy.

My family has had rentals almost 50 years.  

If you are trying to raise a few hundred thousand to buy another 4-6 unit property, while I would not invest in someone with less than a year experience, I am guessing some of your pilot friends, other friends, or family members may be willing to chip in.Now, if you want to jump from a triplex to 80 units, raising 4-5mm of equity and another 4-5mm in debt, than I would just manage your expectations. 

I am thinking of getting a list of leads and using the owner info to mail postcards or letters to find small multi family.

The typical price point is 120-180k for a single family house.
