Florida is another one, if you are on the beach, AirBNB would be more cash flowing than a routine tenant.

Hi @Ashley Stasio,When analyzing a rental property, you also want to factor in other costs such as routine maintenance/repairs, insurance, and  cap-ex (major repairs; cap-ex stands for capital expenditures). 

Never had any major issues with it besides routine maintenance (tires, oil changes etc).  

I routinely had students pay a semester or a year in advance.

You can routinely find an appliance for 100 bucks.

It needs to have a minimum number of units that will give you the ability to hire a on-site property manager or a Property Management Company and not tie you up with the daily routine requiring too much of your time and lets you be more productive.Good luck to you!

Anything that the type of tenants in your house routinely purchase that can fit into the machine could potentially be a good item if the price is right.

I’m a long distance buy-and-hold investor, and although my property managers do routine inspections, I’m interested to hear how often others perform more thorough inspections on their long-term rentals.As an example— I just did a renovation on a 1950s home with significant structural repairs.

Haven't received a response back from them in 3 weeks.In state of Georgia, are routine property inspections a requirement?
