I think that areas where young folks enjoy living is probably best given that affordable housing is a real issue in the metro.

When it comes to finding a buyer or JV'ng the deal to flip the contract, a quick visit to your local REI meetup to "pitch" the deal will field you all the buyers and connections you need. 

Outside of real estate, I enjoy traveling (who doesn't?)

While many were clawing over the Smokies, Joshua Tree etc and saying that you should only invest in vacation destinations I was quietly investing in a midsize city and enjoy great occupancy 10.5-11 months of the year.

A customer of mine mentioned she is selling off all of her properties as she is 80 and looking to enjoy the rest of her life task free. 

This entails building personal/working relationships with people successful in the field.
