Have you run numbers of the home as a rental using today's rents?

In neighborhoods that won't attract high credit score tenants, I've found that a stable job history with a MINIMUM of 1 year at current or previous job to be the best indicator of a great tenant.

I have never achieved as high a return as $150K resulting in $600K of value (basically a 4X). 

You couldn't wash more than a handful of things at a time and never dry enough.
