Even when they want his original signature on certain things besides the power of attorney, I'll get the paperwork to the point where he just spends 5 minutes before dinner, signs where I tell him to, and I'll take it back to the loan guy or agent the next day.

Ben,Last week, I went with a friend of mine that wanted to look at a home to buy, and I just tag along because he said he was buying dinner at the Spring Creek BBQ, and he met an older guy, and his words was to me, I can get this at a song, and he took out his clip board and start writing thing that was wrong with the home and how much it would cost to fix, and he made a low-ball offer and the old man look at him and said son I am a retired investor, and I know all the tricks in the book and the old man reach in his back pocket and came out with two bids on repairs and what the BPO was on the home and what the home is worth ARV, and my friend had his bid jack up over $10K of the old man bids and the old man said you should be honest with everybody it will help you in the long run.

That said, we frequently give little "appreciations" to our tenants (a voucher for dinner at a locally owned restaurant; discount on pilates classes at the studio around the block, etc).
