I have also never seen myself as someone with an important job and DIY property management as a side gig that should occupy as little of my time and be handled as efficiently as possible.If I worked 70-hour weeks in a cubicle farm writing code to keep the boss happy and was oh-so-proud of my mad programming skills as my greatest life achievement, there's not a chance in hell I'd be able to devote the time I'd need to in order to understand the basics of property management for my portfolio.If you do want to do it yourself, or you can't afford not to do it yourself, you have to COMMIT.

It seems you have very little time but a good job that pays well so you are going to have to start contracting more of this out than you are used to if you are not willing to devote what little free time you have to this.

Getting the ARV right is key.And I feel like contractors is a forever game -- just depends if I want to devote the time.Also some risk in nailing rental rates and knowing those.If I bought turnkey, I reduce some of those risks (also reduce amount of built in equity as well...)
