This does not apply to Hawaii, but many vacation areas have short seasons, Hawaii being basic a year round destination.

Our market is a "destination type" location and with a name like ours it kinda sells itself.

The land is what determines "location" and will determine the majority of property value appreciation.Think of it this way... a 2/1 house on a quarter acre lot in the mid-west will be priced EXTREMELY lower than the same property sitting on the same size parcel of land near a popular vacation destination, such as San Diego.

I would go to Destin and buy anything for sale.

I feel for some of the really hard hit markets like Vegas and all the vacation destinations.

Not in my opinion, you should be fine unless it is a neighborhood with first time homeowners trying to get in.Also Airbnb--Is your town a year-round destination?
