Yea cash flow is obviously the most desirable outcome, but I just felt like the loan pay down aspect of it seems to always be dismissed as if it doesn’t exist.

I always recommend investing in areas with strong underlying fundamentals: jobs, limited housing supply, desirability/ high demand, population growth/ net in-migration, affordability, etc.

See the 2020 aerial view below.Very little undeveloped private land is left in the Las Vegas Valley, and desirable areas cost more than $1 million per acre.

Look at the high end rentals in the area are they near desirable amenities, do they have beautiful yards or amazing views.

BTW FurnishFinder comps I've found tend to be on the lower price point (and less desirable décor usually).

Recently, my property manager informed me that a tenant's attorney contacted them, expressing the tenant's desire to terminate the lease due to a mold smell in one of the rooms.

I know that the property taxes are some of the highest in montgomery county and that this is not a desired characteristic of a market that is supposed to be good to invest in. 

I would do 5% (ish) increases year over year until I got to the desired rate. 

That way you will insure you have warranty on the property, it is nice and desirable and built up to the new codes and has what the consumers like nowadays.
