One minor draw to REI is I get the business management, but also a lot of hands on projects, so I can be the office management type one day and then the demo guy the next.

Rich, I know you know what you're doing but that must be a very large company if there are no subs.Here, my last lot development had;The engineers as one entityThe electric utility contractorsThe gas company contractorsWater and sewer contractorThe utility company inspecting with feesA demo contractor for an existing buildingA survey companyPaving contractor, streets, curbs and guttersWater retension and landscape contractorTelephone and cable contractorsEven DNR had fees to an engineerAll of that before a shovel was turned on any lot.Now, I did do a minor subdivision for industrial where everything was already there, only a survey was needed and an engineer.

Ideally, one would look at the estimated cost for essential repairs such as demo, drywall, paint, floor prep, electrical and plumbing, etc., and then choose cabinets, countertops, and flooring based on what remains in the budget.

Leon Yang no capital gains if he stays there 2 years as is his primary residence. all of the profit is tax free.he's basically breakeven on the rent & he has no savings. he'd have to rent a new home to live inas he wouldn't qualify for another loan cuz he can't include the rental as income & he doesn't qualify for 2 loans with their combined income.
