Join a group coaching program or mastermind.

Luckily, we have a couple of very close contacts, who have done much larger developments, will be advising/coaching along the way.- Yeah, we are trying to avoid headaches rather than create them. - Good question about the dual meter: it is, however, I am going to confirm today if the adjacent property is a duplex (which I am pretty sure it is) and if that is a separate meter for the second unit. 

Are you looking for a mentor or a coach? 

Interestingly those two individuals know me as well as anyone as one is my wife and the other is an executive coach that I have worked with for over a year. 

If you haven't been doing business lately and want to scale up to full-time, look for teams at your brokerage or good teams at other brokerages where they have systems, leads, training and coaching.

I listen to the standard BP and many other RE ones, but am looking for some mindset podcasts, something you would expect from a life coach-esque person.

To capitalize on a new market, and a hot one like Austin, you want to find a real estate team, under a brokerage, so you can walk into training, leads, coaching, mentorship.

You'll probably need to focus on having an effective training program, lead generating system, as well as an opportunity to be mentored or coached.

But before you do anything I would highly recommend that you get some great coaching and mentoring.
