Spokane is ur closest market that is reasonable priced......Idaho is either a slow area or really expensive.......I buy rentals here for 60-90 still 3-4 bd rooms too.....if u need a little help here ....David 5092177925

Right now in the mid state area, closest to Nashville, those good deals are pretty much gone.  

I have even tried to find someone local like at a reia or something where we could jv a couple deals til I learn the ropes, trouble with that is I live in a mostly rural area and the closest reia club is 100 miles from where I live. so that option doesn't work to well.

Other than paying off some pesky student loans, taking a trip to Fiji with 50 of my closest friends, and buying an Aston Martin, I would plan on dumping the other $550M into real estate!

The two cities in Denton County closest to Plano are Little Elm & The Colony, which are basically extensions of Collin County but with a much cheaper price tag; there is even a pocket of Frisco that belongs to Denton County as well.

It sounds like you have the scale to afford to have what is basically private property management, which would be wonderful as my biggest problem with my managers is that they don't do it the way I would like, but I can't dictate how they run their business, just choose the firm that does it closest to my values and will work with me as much as possible.
