This will increase the return above what can be obtained on a passive investment.The flipside of having the power to control everything is that it can be alot of work (and a full-time job if a person is putting in sweat equity).

No telling what issues this could have caused if I didn’t know they moved out and there was no power to the home for a month.

Lots of structural damage, and the entire area is still without water and power for the most part.  

Or just clean up the loans to get them into a single loan?

The wholetail is a smart play, but you should be cleaning the place thoroughly and doing no repairs and then presenting an honest proforma with rents and expenses estimated so investors have a PDF to look through.

We are concerned that the smoking/smell will turn off prospects as well as the extra cost of cleaning up areas after smokers move out.The building is in Illinois. 

Given, I'm a nice person and a clean roommate (LOL) but they don't know that.

I can see a full day of labor, between getting supplies gathered, setting the job up and also clean up and disposal.

Thankfully both are undamaged but power is still out.
