Even the cheap "cashflow" areas right now don't cashflow after real cap/ex costs, maybe on an excel sheet they do.

That type of thing and a $500 quote to replace a leaking irrigation valve that took me 4 minutes to fix forced me to throw my hands up and sell by owner. 

i think throwing in some sort of an IQ test along with the application should be mandatory. 

I tell our homeowners, throw your good taste out the window.

Also getting cheap contractors or trying to be their own general contractor.  

A property being off the MLS won't get it for you anywhere close to cheap enough to change that reality. 50% of the properties we transact are off MLS.

You can't get away with furnishing your properties with cheap, second hand goods any more.

One of the obvious cons is that it is not cheap.

Cabinet giant has RTA cabinets that are nice and cheap.
