If I'm turning these properties over every 18 months instead of of every 66, those re-lease and turnover costs could run $10k+ instead of around $3k, severely lowering my return.I understand this is a controversial post because it involves the military, but I was completely unaware that leases could be broken without penalty. 

@Zachary Inman yea, it has never been clear to me what problem the existence of crypto solves.And I believe the celebrities who made those commercials for it got paid in dollars :)

I love that buyers are celebrating the fact they aren’t paying 5 or 10% over asking any more.

@Lewis Vine Folks around military bases where graduations occur (basic training, academies, etc) and families attend sometimes bring the whole crew down and stay for a few days while they celebrate.

You may even find yourself celebrating unemployment.

This will likely be controversial but I would just get a conventional loan with traditional underwriting to allow you to get the best rate possible.
