It's been so bad here, that I bought an STR in Indiana with another business partner in 2024 because there are minimal opportunities here - unless you have the ability and budget to extensively source off market properties here.  

The vacation side is more of a business and requires a lot more work but the affordable housing side is less labor intensive. 

But it’s something I tailor the business plan to just in case.So your investor could get caught in having their loan called with not a lot of notice if things change.

My business is built around doing deals for out of state investors and my mind is BLOWN by how many flat out refuse to come visit, meet our staff or walk the property that they bought and we are rehabbing for them.

Be prepared for frustration if you decide to do business with Kiavi.

People move, people get busy, people have remorse, people get new SPOUSES, and very very rare is the X that is 100% cooperative and willing to sign anything that gets put in front of them. 

Number 2, a lot of wholesalers forget that building a business is a long-term thing and they get greedy leaving no room left in the deal, #3, make sure you've disclosed evertything to all parties.

You might even want to setup a C-Corp (for tax and liability reasons as well) to manage the business with the guests and pay rent to your LLC. 

I only have 4 properties so I cant speak on that Oh absolutely it would not be free just as most integrations in this business are not free.
