Thanks @Jonathan Klemm. it's just couple of blocks west of palmer square and there are standard size new constructions selling for around $1.3million.Just closed on the purchase and it's a 40 feet wide lot.

Sometimes sellers are very structured, controlled, and follow the rules to the letter, but sometimes they may not be as smart.

This whole thing could go south real fast, send another certified letter giving 3 days to pay July's rent.

After reading the letter I received from the town we determined that according to their criteria I did not in fact need the permit.

I am looking along Bloomfield ave, and a few blocks north/south of Watsessing.  

Should I have the agent send three separate offers, or is it more effective to choose one offer and include a letter that outlines the other options?

There is two properties I'm going to look at tomorrow morning. 1 is in York City in a good block relative to the area and another I'm really excited about in northeastern school district that has opportunity for value add and is priced appropriately.
