@Theresa Harris I should mention that since the birth of their new baby they have: 2 parents, 1 teenager, 3 kids under 3 yrs all living in a 2bd/1ba duplex.

You get to come in to a business that's running and already profitable and concentrate on growing it.Buying opportunities are everywhere right now as business-owning baby boomers are hitting retirement age in droves. 

Hey @Jeremy Rosner, I think one of the best ways to get out of analysis paralysis is to start taking baby steps. 

KB Home, as it’s named today, began by developing starter homes for baby boomers in the Detroit suburbs.

I became a licensed sales associate while I was pregnant with our first baby.

I'm back into the baby steps of studying and game planning, but I've done some research and am considering pulling the trigger on my first investment property.

The reason for this is that we want a larger home -- we just had baby #4 and want a bigger living space.

If the nest has babies, the answer is do nothing.

If you rent to a couple with no kids and they have a baby, you are then required to delead the unit with the added expense of putting the tenants up in a hotel during the process.
