If you are currently renting, I don't see any alternative aside from house hacking where your monthly living expense can be turned into an investment. 

Ultimately, if your CPA is shutting you down on this, without presenting alternative options, it may be time for an upgrade. 

Also, what are the alternative housing options for those coming to the area? 

Did you ask the Sherriff is there is an alternative option (ie hire some of their guys on days off to help with the eviction)?

From there look at other factors like what is the alternative to renting at the subject property, is it close to shopping or major employment centers, parks etc..?

If a bank insists on using your SSN, consider finding an alternative bank.

Alternatively, the standard third party manager is incentivized to increase revenue and only control expenses to the level of NOT being fired.  

Alternatively, if there's no possible way that that idea could EVER work for X number of reasons when it comes to the fourplex suggestion, does that preclude properties that are fourplexes that already have ADUs built on them?
