Sometimes, you need to be very specific and provide all the details to help them properly investigate.

As far as advising your parents to leverage the equity in the properties to acquire more deals, I would leave that to a professional familiar with the local market conditions and residential investment experience.

There are a high number of CPA firms that do not want to get involved outside of the FYI to their clients, and some state boards are saying that a CPA advising related to this registration is an "unlicensed practice of law" given it is not under Title 26 - income taxes - the only place where CPAs and EAs are specifically authorized to interpret law. 

The best way to do this is to renovate a unit or two to the specifications to bring it up to market.

I want to pursue the case without legal help but I fear she might use my email to double down on harassment claims and go for appeal.Really down atm so please advise :)

If you are going to be doing the rehab work in exchange for equity then that value needs to be determined up front with a specific timeline that you have to adhere to in order to earn your equity.

It's the only way you'll get a good idea of what the market is really doing in your area, and keeps everyone competing to find the best coverage, deductibles, and premiums for your specific account.Hope this is helpful. 

I know I already mentioned this, but @Mordy Chaimovitz...If you can get by with lower cash flow and invest for the long-term generational wealth (aka appreciation) in nice neighborhoods, that is the way to go, but it's tough to get by at times -- at least it is for me.Just know everyone's situation is different, and you should do what is best for your specific circumstances!
