My suggestion is for you to test out 2 or 3 software and see what works best for you.

We set up a couple of "test" inspections for them prior to their coming, to see how legitimate the inspections were. 

Just let them know that a pattern of long vacancies, overruns on turnaround costs, and poor communication are not something you will to accept as an investor. 

I also think it would be acceptable to ask when their award review is to be conducted,  in case they lose the benefit during your lease.

If that baseline average is an acceptable figure, then go a few notches up from there with your design and amenities and you should do well. 

Tenant also agrees to the following:-All drains, waste pipes, and plumbing are accepted as clear by Tenant at the time of occupancy, and any material blocking them after occupancy shall be repaired at Landlord’s cost, unless determined by repair person that such blockage occurred during the time Tenant controlled the Premises and due to some fault or negligenceCOVENANTS OF LANDLORD.

I 100% recommend those and I usually use their "halo" line for smart locks, however i'm about to start testing the yale locks that partnerned with google. 

So I started testing it out with specific addresses and potential gross rental income and was blown away how it was exactly the gross income that the market offered.
