My plan is to refinance my house with a cash out option, I have a decent equity in my house.And use that money to buy my first investment property locally, I live in Houston.The dilemma is my current mortgage rate is 3%, and the refinance rate is 5%, and how good would be start this rental market investments in Houston, I also have the option to buy properties in Las Vegas (Family), but starting as a long-distance landlord might be difficult for a newbie.What are your thoughts or suggestion about this idea?

In Vegas I pay $300 fee to management company that they pay to the realtor (usually themselves) and then 8% that’s it.

Better yet, hire a coach or find someone experienced to offer value back to and work for them (maybe for free!)

Even just sitting down on the coach at their house and talking with them for 30 minutes will do more for you than fancy negotiations from someone that goes through the house fast and throws numbers at them right away.

Sounds like he is somewhat successful, but it could be because of the amount of people paying $997 to sign up plus $97/month coaching fee (not sure if the cost is still the same from what was said 10 years ago) https://www.biggerpockets.com/...
