@Nadine Perry Always good to go to the sale and observe...take your list, see what your Maximum bids would have been, and see if you would have won any with your max bid.If you're going to Harris county there used to be a lady who would give a brief overview of the sale maybe 1/2 or 1hour before the sale.Not sure if it is this lady or not....or even is she still does it.There is also a group called RAD that might show up and give a brief overview, just in case you see shirts or signs.Here is the guide to Harris County.....it is a little different than other counties due to number of properties and size of the county.https://www.hctax.net/About/An...They don't have one big sale, but split it up by Precinct....I believe 1,2,3,4,5,6,7 so essentially 7 different sales.You may have work to do with your title company to get some liens removed if there are any...like mortgages.Governmental liens like IRS, Treasury, city liens, code compliance, demo liens things like that typically don't fall off and can't be negotiated...you'll have to pay those in most cases.

They're also derived from back end numbers on top of bridge debt, and you're essentially levering the deal even more.With the inversion of the 2 and 5 year treasury, the 10 year treasury not being far off, and another rate hike imminent, it just seems more and more likely that a flattening, correction or recession is on the horizon.Back to the question and my long winded point, I think RE is still very attractive, if you can buy correctly and plan for some downside in the near future.

Leveraged 12%+, cash ROE 7%+. in expensive markets I shoot for equity capture at the buy of 12%.2 yr treasuries risk and hassle free are paying 4%.

I just spoke to the county's treasury department yesterday and got a feel that Poconos are going to stay more STR friendly than other localities because, well, Poconos is a resort area.some townships do implement additional fees, like the yearly $500 you've mentioned. biggest obstacle is high property and school taxes, especially in Shawnee >$5k. next year the county going to present tax reassessment; im not seeing it going down. if you can make the numbers work, Pocono STR is a great idea.

I only ask this because locking in a loan at the 10-yr Treasury rate would essentially be less than inflation, free money.
