I don't know, maybe it's a crazy idea, but I think it's worth exploring.I've been tossing around the idea of creating a platform that integrates different data sources in a way that's actually user-friendly.

We deal in low income properties, so our criteria is that rent cannot be more than 50% of income, but if the income source is non-taxable we increase it to 59%.

@Sai Kumar Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

You typically have three main hats that need worn: acquisitions (deal sourcing), asset management (execution), and capital structuring (equity raising, financing).  

The other 20% is NOT deductible.Next, interest related to an investment property is deductible against that investment property, no matter what was the source of the funds.

The cash flow is great, but I am looking for a lending source---private or a financial institution---to buy many more like these---they need to be in small cities though.Property management is not a problem, since they own the house and will fix it up themselves.

I'd love to buy from desperate sellers there.I don't know where you get your information about the Dominican Republic but it has very little to do with the information that I get from some of the best real estate agents, developers and lawyers and government contacts.Finally, my advice to everyone is to go beyond the trivial and do a proper due diligence, taking advice from the right sources.
