What you mentioned about being ethical and putting yourself in the tenants' shoes is basically following the GOLDEN RULE: do unto others what you want others to do unto you.And the golden rule has made me "gold".I rehab my properties to be at a level higher than the market where it is at.

I played a round of golf with a friend of one of my bizz partners.. he was ( probably retired by now) president of Con Agra and they lived at the same Country Club in La quinta.. but that was his routine.. leave Omaha or were ever Con Agra is headquartered on the company G 4 and fly to Thermal play gold Friday Sat Sun and fly home Sunday night.. so ya it happens..

In gentrifying areas - Wash Park or the Highlands in Denver, West Port in KC, the old North East in St Pete, (name any other of 1000 old neighborhoods that are suddenly hipster friendly) this can be a gold mine.So, if you've got an extra lot you need to think about.
