I guarantee in 4yrs people will again be saying how they "wish" they had bought in 2024. 

Sadly, I don't know what the solution is, but I can guarantee that if more STRs get shut down there will need to be an increase in taxes coming from somewhere. 

I mean just read all the threads right now on BP about syndicators having issues and investors not only getting ZERO returns but a real chance of a 100% loss.. so you did not make 9% no one guarantees your returns.

House hacking in South Jersey is actually a pretty solid bet compared to other parts of New Jersey where you are guaranteed negative cash flow.

The rent guarantee was supposed to start in April, but I didn't actually start getting checks from them until July.

The recent crazy with multiple bids and appraisal guarantees has exacerbated the problem.

A W2 can be frustrating but it provides a guaranteed paycheck, subsidized healthcare, matching retirement, tuition reimbursement, equity programs, PTO, and more.   

Nonrecourse loans- solely base off the value of the property. 30-50% downpayment, no person guarantee can be made.

This is unfortunate but again shows that when it seems to good to be true it is, in this case paying guaranteed rent.

I filed a claim with bank but bank mentioned they will try to recover the money if there is money in the amount. but its not guaranteed.
