We are cash flow positive and project a profit of over $6 million this year.We are only looking for a small number of investors.

I don't include non paying Tenants because I like a small slice of positivity in my life and prefer to think I did our screening well enough that all our Tenants are paying.Cheers! 

I always invested in the “higher end of the lower end,” starting small and working my way up so the banks had no issues financing my next property.

I'm not saying you need to move to small town America but I wanted to give you a comparison.The only way I can see you staying in NYC and looking to invest in real estate is to find a way to make more money.

No pricing tool is set it and forget it that I am aware of, however I think PriceLabs is the most user friendly for small unit portfolio and I think the price tag is definitely worth it. 

I used a LOC to build a 12 site RV park in a small town, opened it up and 1.5 mnths later, I'm full occupancy and servicing the debt (some of it at 8.75%) & cash flowing.

Not when I can build a home and 9 months later sell it and make 100k even after tax thats 60k and basically a double your COC so rentals at small deltas just dont really do it for us except tax breaks but I dont like to let the tax dog wag the tail.
