Well - I am the fish out of water here I am not a loan guy :)From what I read the 5/29 letter (my dates were wrong above - I should have said May instead of June) will allow the $$ to be used as downpayment for FHA loans.

better to miss a "good deal" than to get into a bad one.Set your criteria and stick to it.If you are looking for 12% ROI, and this deal doesn't have it, walk away.If you spend months never finding any that meet your criteria than maybe your ROI is too high or your numbers for repairs are too high or you need to fish another pond (like not listed properties).
