Much of what is occurring in these to markets in recent years is speculating {grabbing onto the tail of a fast moving train}, not investing.  

You are right - he will be selling a seminar - you need to research his legal problems that occurred in the past - I think he is a good person - but he got the wrong marketing agency promoting his program - he is a better write than investors - You need some hard-core instruction - not a ferry tail presentation that will only motivate you to spend money on a long distance type of instruction.Start an investor club - you come in contract with many folks who invest, who have money - who are good folks and you'll learn much from that association;Run some ads: Real Estate Meet-up meeting being formed - all are welcome - our first meeting will be May 25th at the Holiday Inn - the subjects discussed will be Tax Sales in the Local market - creative financing - our guest speaker will be Bob Smith from Smart Title Company.

There's also those who started with very little, and grinded their tails off until they were successful.Real estate is definitely a regional market. 

How many posts are on here that start "Help" followed by some long tail of how a tenant has done this and that and something else and now the owner needs/ wants to get rid of the tenant for some reason or another and it's gone on so far it's costing the owner bunches of money.

These two steps are the only way to weed out the weekend warriors who only offer a tail light warranty and the true pros.

You want to be very careful with this and you do want to look up the definition of mortgage fraud... which is one way to get the FBI excited and on your tails real quick... its almost like a silent second fraud scheme.

Live at home sponge off your parents until the last cows tail,, then house hack a rental triplex, duplex, start making a list and meeting people in the construction, trades, painting business that work on repairs in buildings so if you aren't smart enough to fix a leaky faucet you are smart enough to hire the right person to do it.Save your bucks,, buy within your budget and buy smart.. don't pay rent to someone else.
