You are right - he will be selling a seminar - you need to research his legal problems that occurred in the past - I think he is a good person - but he got the wrong marketing agency promoting his program - he is a better write than investors - You need some hard-core instruction - not a ferry tail presentation that will only motivate you to spend money on a long distance type of instruction.Start an investor club - you come in contract with many folks who invest, who have money - who are good folks and you'll learn much from that association;Run some ads: Real Estate Meet-up meeting being formed - all are welcome - our first meeting will be May 25th at the Holiday Inn - the subjects discussed will be Tax Sales in the Local market - creative financing - our guest speaker will be Bob Smith from Smart Title Company.

Live at home sponge off your parents until the last cows tail,, then house hack a rental triplex, duplex, start making a list and meeting people in the construction, trades, painting business that work on repairs in buildings so if you aren't smart enough to fix a leaky faucet you are smart enough to hire the right person to do it.Save your bucks,, buy within your budget and buy smart.. don't pay rent to someone else.

.- Needs new siding (possibly lead based paint)Otherwise, everything else is in fairly good shape, but probably could use paint throughout and maybe new counter-tops in the kitchen.After doing some research on comp sales I estimate that the ARV to be between 115K to 125K.I tried tailing everything up being very conservative about the repairs and I think it would run roughly 40K for all necessary repairs.
