Hey Community, I am hearing more and more that SMS text is the way to go when trying to contact your seller leads. Does anyone use this method, if so, what service do you recommend to use ?

I sent it about 108 days....Mail takes a while to travel and since I also sent it return receipt (extra cost to have her sign for it), I wanted to give her a few extra days, in case she missed the delivery and would have to go to the post office to pick it up.

Hi Charlie,If you intend to rent it to "Trendy's" who can afford to move elsewhere it would be smart to discuss (a lot of) noise and smell abatement with your architect.If you intend to rent it to the more shall we say, "Down and Out types" it would still be smart to discuss noise and smell abatement.Noise from frequent commercial trash pickup, odd hours deliveries, commercial bus service noise, as well as inter-unit from the commercial spaces and each other, etc....Good Luck!

If you are just getting your start and need to brrr it to build your empire, accept that you need to be the bad guy and make the tenants to move out or consider adding “delivery of the property vacant” to the contract with the seller.

Couple things I've noticed since we moved in:1.) white carpet is a nightmare (the seller put it in the basement before we moved in)2.) the loud, dull plumbing noise that kept waking us up was a cheap and easy fix (under $200)3.) the ability to split out the basement basically makes this two investments instead of one4.) utilizing amazon for door step delivery is really, really nice and can help you save a ton of timeDid you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
