He has also filed a $40k lawsuit against me for slander (since I called him a squatter, which is defamatory to his reputation) and he has also filed criminal harassment charges on me (because I bother him oh so much).

Tenants didn't have a lot of options for people that would rent to them as they were criminals and were carrying out criminal activity while in the unit so no way they would report to authorities.

About the only thing not covered are intentional criminal acts. $5M as liability coverage is a pretty good level but see your agent as to the amount for the area and potential exposureThe next level of protection is good management, acting prudently, following laws and keeping properties in good condition. :)

@Joel Owens,GA allows for criminal charges for a bounced check in addition to the civil remedies available.As for the lien, it's possible that could work or at least work well enough to get them to cough up the $500.

A simple way would have been to file elder abuse charges against these homeless people mooching off the person in the house and have them locked up.The things you were mentioning definitely sounds like criminal and willful abuse.
