In order to overthrow such a cabal or corrupt government, many many people have to rise up together - but they can't or won't because everyone in America is too distracted by jobs (survival), or social media, celebrities and sports. 

BP made me realize that the people I see on DIY and HGTV aren't the real people doing this; those are celebrities who, while clearly talented, had years and years of work and practice to make what they do look easy, and that I can get there one day.I plan to buy and flip my first property in the next two years, after which I will continue flipping/selling until I can buy a rental property for cash, repeating the process until I am comfortable.

I am already celebrating your success. 

Do not set as one of the selections until you are very confident things look good.Do not celebrate and take a vacation right after your property closes that you are selling for the 1031!

Celebrate then Accelerate! 

We all work 7 days a week for the most part and, even when something went well, we had so many other areas with, let's call them, learning opportunities, that it was tough to celebrate much.

As a buyer what happens  typically is people sell something and then want to celebrate and take a vacation thinking 45 days is all the time in the world.

Have your neighbors/tribe do the same.7 - One more thing, when these problem tenants leave, use the opportunity to celebrate as a group.

So I would rapidly try to pay it down to get that LTV to a point where you can refinance it, then move out and rent it out.2) If you will be there long term, then save rapidly for the next one and let your money and savings snowball.Remember to celebrate the little victories and the harder you work now, the better it will pay off later.

However I learned the hard way not to celebrate success until it's done.
