So, for example if a tenant was giving you a specific type of issue that was not clearly covered in the rental agreement you simply add it with 30 days notice and then evict for breaching the agreement.

Clearly these are just example numbers, but it is how I would look at it.And then layer in if refinishing all the 1 beds is a $100k renovation, but converting into a 4 units is a $150k renovation, now you are spending more money to create less revenue AND have a property worth less at the end of the day.

Yes, there is a ton of data out there clearly saying Realtors get more, and honestly it shouldn't be a surprise because we simply have more resources, more experience with those resources, more connections, huge network day 1 and on and on.
