Do managers that advertise 8% only do 8% when there's a bundle of doors to manage?

I've found American Modern to be as affordable as long term insurance and I have never had to lean on my insurance for a short term claim, I've always gone straight to Airbnb or VRBO. 

Not impressed with other large institutional managers who are very light with boots on the ground and in many ways have the attidude they are assisting you in managing the property, not managing it for you.

I appreciate you're thoughtfulness and I will continue monitoring this thread to see if any other good ideas come up that we can all use. 

He relies on verbal prompts to get things done and I am not a social worker or his mother. 

There are 2 MH currently, a 2001 and 1997.There is a lot of value add to this property, and is my interest in it.

I'd basically pull $350k at around 6% which would be $2000/mo and I could rent the place for $3000 +/-Net positive cash flow AND funds for next house...?!  

Would love feedback from anyone with personal investing and/or property management experience in these cities.

When Helene/Milton hit we had local displacements and I suspended any rising rates (rising naturally due to spike to demand).
