I read everything I could on BiggerPockets on syndications (including such articles as "The Compelling Tax Benefits of Real Estate Syndication") and searched on the wide web and nothing even hints at how a cash distribution (what I often hear referred to as a "dividend") is anything but taxable income like you'd get on a 1099-INT or 1099-DIV.So what is a distribution if it's so independent of the taxable income?

Probably the only sellers that would sell this way would be those who have very distressed homes, so I look at these services as more of a wholesaler with marketing on steroids because of their wide reach.

trying to make a deal with a triple wide/shop and 20.1 acres, zoned ag, looking to put in rv spaces. if i can get the owners to carry part of the contract do i still have to come up with the 20% down payment.

If anyone is familiar with massachusetts, the areas vary widely- cape cod, new bedford, taunton, south shore, and of course boston itself (out of my league d/t price) are all much different in price/rent ratio, schools, crime, etc... what are the things that matter most to you and influence your decisions when looking into different markets?

There is a double-wide trailer on the property as well which rents for 550 and is currently occupied, same tenant would like to stay when property is sold.
