I’m hoping for a 0-4 unit A/B FHA.I have an apartment lease that ends in May and am currently relentlessly scrolling Realtor/Zillow and practicing analyzing with DealCheck.I’m realizing a deficit of on-market deals and ALSO realizing a need to pursue off-market deals via networking with clients at my job, accessing tools such as Propstream and initiating local landlords in the area.I’m curious if anyone has any insight or encouragement to share about this “stage” in the process and how you have found success and/or breakthrough.Warmly,Nic

Being out of state bring a whole another level of complexity, my advice would be to find a house in a B area in Detroit or in the suburbs, ideally with only cosmetics repairs needed (you don't want to open the walls on a house built in the 30's), find a good property manager, put a good debt in place and repeat the process.

My advice is try to be in a B Class neighborhood or worse case C+ class.

In my personal opinion I think that you almost need to have them in A/B+ class rentals and other areas that have a transitory population (such as areas with high military renters).
