I made supper host status (my partners are rock stars) and starting December new ordinances require a permit to do air BnB and permits are not given to non owners. 

We lucked out and contacted a rock star Realtor who found us the right investment properties in the right areas at the right prices and was worth her commission (and then some!)

Guests are already paying a rate that includes the cleaning fee, and should be treated with 5 star service the entire stay. 

I'll let some experts in the region chime in, but I would guess if you're buying a fixer upper for pennies on the dollar, and doing a total gut renovation and are willing to price the sale reasonably (don't shoot for the stars), you might make a profit.
