They may be able/willing to get you out of this situation and get the train back on the tracks.

Some of my most successful clients have done exactly as you described they had a JOB with a REIT or developer and learned their craft before launching out.Trying to get this type of education paying  companies that just sell short term training is very hit and miss. 

So training is generic and of course no one points out that you should check your state for the actual Laws of what I am teaching its legal in some states though :) Most of the trainers that were promising students to make 40k a month flipping houses did get shut down by the ftc.. think Montalongo Vertucci WE now see new posts about how you can make 1 mil a year flipping @Chris Seveney Chris just posted a screen shot of that advertisement and who is hawking that program. 

You are almost there so finish it up and you will know going forward what is new so years can go by before (hopefully) more big ticket repairs.

@Lesley Martin, a lot of times we "train" a tenant by how we interact with them.

Weekly live zooms and trainings are happening all the time.

@Alexandre Marques dos Santos   Your post provoked another thought:  earning and saving money tends to train a person's mind to be realistic.   

Also, I won't profit right now from rental income - only my IRA will profit (yes I know it's me later in life), but I want more capital now so I can pay down my private student loan faster and repeat the process with other properties.The place is 1 mile from the beach, 2 minutes to the bus stop, 1 mile to the train, and less than 1/2 mile to a new mixed use development that will open this spring (just the 1st phase) and it's a 20 - 30 yr mixed use project.
