My thoughts are that if a downturn was to hit the upstate area aggressively, then investments in Buffalo/surrounding areas could also be used as short term rentals or Airbnbs being that it's so close to tourist attractions like Niagara Falls.

Now, definitely, you have to pair up your property location with a tourist attraction/destination.I live in San Francisco bay so Lake Tahoe area is very popular. the net effect of AirBNB is that a lot of real estate around the lake/mountains has changed hands in past years and they stay rented 20+ days per month easily.

The resorts just have such a stranglehold on the tourists, and they are incredibly responsive to matching pricing to demand, so I think it would be a fairly difficult play, but could work out very well if you can drive enough business to it.
