You can then use that for real estate not just stocks.But the answer to your question is:- since you can income qualify for the Roth, I would drop the SEP IRA so you don't pay taxes when you retire ANDwith your Roth IRA being self-directed and you can use it to invest in real estate, the GAINS on the Roth IRA (used for real estate) will more than surpass the contribution you can make on your SEP IRA.

So to rent this garage to an outsider (not a tenant) will be a challenging option.I taught of dividing it to two garages so that each garage goes with a unit, but the cost of implementing this option surpasses the benefitsThe average rent per Sqft in this area is around $1/SqFt.
