Hopefully no drama, since the seller is the ex-husband, and the tenant-buyer is the ex-wife, there seems to be some potential for drama, but I would have everything spelled out in writing.Of course if she doesnt exercise her option, or fails to keep up with the terms of the lease, she would forfeit her option, and I would still own it.My problem, I dont have the funding to buy a $43k house.Any ideas?

@ David Moore, it might serve you and your private money people well to consider a JV (joint venture) agreement, especially if you want to structure the arrangement in such a way as to return principal and interest when the property sells.Also, a JV agreement can spell out exactly where the rehab money comes from and when.

This is South Florida, so we have a very high water table, and in the summer when it rains a lot, the water table is so high, that if you drain all the water from the pool, the hydrostatic pressure of the water in the surrounding ground will actually push the concrete pool's shell out of the ground.If one fills the pool with water, will it settle back down as the ground water recedes during a dry spell?
