I am finding the classic 65% or 70% ARV formula is not working .  

Its almost as if ever other investor feels has the magic formula and they try to make you feel as if you have no idea what you are doing in your investment choices.   

Depending on the type of investing you're doing, have a formula.

I use excel now and while it does the job well enough, it's relatively cumbersome to have to manually input every formula and number.

I give them details about what exactly I am looking for and share a simple formula for my investment threshold  (eg multiply monthly estimated rent by xyz) and suggest that they only bring deals to me when it meets that price criteria.

Bringing "workers" to a deal is no deal to me, since I know that having the right people doing the work is EVERYTHING to making it successful, and I have my own successful formula for finding and working with the appropriately skilled and experienced professionals.  

HI Tom,I've done plenty of these on the lender end and investor end as well.If you go the FHA route which is the least down payment option you'll only need 3.5% down and will need to adhere to:- min 3 months cash reserves based on the proposed monthly payment- gross rents on all 4 units X 75% factor must be equal or greater than the total monthly payment of the property (PITIA - I found out this not include HOA in this formula as we had a fourplex with a HOA once too).
