I haven't come across a whole lot of information about this online, and opinions vary from pumping the whole duct system full of concrete, to putting spray foam in the ducts about a foot from each return and then filling the return with concrete in that small area so its capped off.Just curious if anyone has any experience with this, or has ever heard of a contractor talking about this, etc etc etc.Thanks!

I’ve got a couple buildings where they do, but have been spending extra on spray foam insulation in the basement where applicable to lower heating costs and improve cash flow in future years.

If you are a long term hold and do 1031's having him as a partner means he can't use the stepped up basis when you die thus he would carry the burden of deferred taxes vs you removing it with death.

I did consider the option of shaving some dollars off the purchase price but I realize that the rental income is more important to cover the mortgage.The rental unit upstairs is currently occupied.

The #’s have gotten tighter on a larger percentage of the deals but we’re still making it happen.Our purchase price for these is usually between $60k and $220k.  

This time around every local investor, hedge fund, iBuyer, and newbie is foaming at the mouth for property.
